They ignore the things that actually move your numbers in Texas: property tax rates that run 1.8–2.3% of value depending on the county, a homestead exemption that knocks $140,000 off school taxes, owner's title policies priced by a state-promulgated rate schedule, and no state income tax or transfer tax. Every tool here uses those Texas rules, so the estimate you see is the one your lender and title company will recognize.

How accurate are the estimates?
They use current Texas rules — TDI title rates effective March 1, 2026, typical county tax rates, the $140,000 school homestead exemption — but they are estimates. Your lender's Loan Estimate and the title company's settlement statement are the final numbers.
Do the tools work anywhere in Texas?
Yes. County tax rates cover the Austin, Dallas–Fort Worth, Houston and San Antonio metros with an 'Other Texas county' option, and every tool lets you override the rate.
Is flat fee real estate legal in Texas?
Flat fee real estate is fully legal in Texas. KAT Realty agents operate under the same TREC licensing requirements as traditional agents.
