How accurate are the estimates?

They use current Texas rules — TDI title rates effective March 1, 2026, typical county tax rates, the $140,000 school homestead exemption — but they are estimates. Your lender's Loan Estimate and the title company's settlement statement are the final numbers.

Do the tools work anywhere in Texas?

Yes. County tax rates cover the Austin, Dallas–Fort Worth, Houston and San Antonio metros with an 'Other Texas county' option, and every tool lets you override the rate.

Is flat fee real estate legal in Texas?
