How much is realtor commission in Texas?

There is no set commission in Texas — every fee is negotiable. Most listing agents still ask for 2.5–3% of the sale price, and sellers commonly offer another 2–3% to the buyer's agent. On a $450,000 home that's $11,250–$13,500 on the listing side alone. Since the 2024 industry settlement, the buyer-agent fee is negotiated separately and can be zero, which is why this calculator keeps it identical in both columns and compares only the listing side.

What the $5,999 flat fee includes

KAT Realty's seller service is full-service: MLS listing with syndication to Zillow, Realtor.com and Redfin, professional photography, pricing analysis, showing coordination, offer negotiation, contract-to-close management and closing coordination — one licensed agent from start to finish. It is not a flat-fee MLS entry-only service; those typically cost $99–$399 and leave you to handle everything else.

When a flat fee wins — and when it doesn't

A flat $5,999 beats a 1.5% broker above roughly $400,000 and a 1% broker above about $600,000. Below those prices a percentage discount broker can be cheaper on paper, so ask what's actually included at that rate. Above them, the gap grows with every dollar of price: on a $900,000 home the difference versus 3% is over $21,000.
