How Texas property tax is calculated
Your bill is the sum of several taxing units — school district, county, city, community college, hospital district and any MUD or PID — each applying its own rate to your appraised value after exemptions. Combined rates in the major metros generally fall between 1.7% and 2.3% of market value. Because Texas has no state income tax, property tax is the primary way local services are funded, and it's usually the second-largest line in a Texas mortgage payment.
The homestead exemption in 2026
If the home is your primary residence, Texas exempts $140,000 of value from school district taxes — raised from $100,000 by voters in 2025 — and homeowners who are over 65 or disabled get an additional $60,000 plus a ceiling on their school taxes. Counties and cities may add an optional 20% exemption. The homestead also caps annual increases in your appraised value at 10%, which matters more every year you own the home.
Buying a home? Budget on full market value
The seller's exemptions and appraisal cap do not transfer. In your first year you'll be taxed on the home's full appraised value until you file your own homestead application with the county appraisal district, and your lender's escrow will be set accordingly. Yes. Appraisal districts mail notices in April–May and you typically have until May 15 (or 30 days after the notice) to file a protest. Many homeowners lower their value every year.
Do disabled veterans pay property tax in Texas?
Veterans with a 100% disability rating are fully exempt on their homestead; partial ratings receive partial exemptions ($5,000–$12,000).
