Luxury Flat Fee Realtor in Texas: Fixed Fees for Homes Over $900,000

Short answer: KAT Realty Group lists luxury homes in Texas for a fixed fee of $6,999 ($900,000 to $2M), $7,999 ($2M to $3M) or $10,999 ($3M and up), and represents luxury buyers for $5,999, $6,999 or $9,999 in the same bands. On a $1.5M home, a 3% listing side is $45,000; the KAT fee is $6,999. Homes under $900,000 pay the standard $5,999 to sell and $4,999 to buy. Every tier is a fixed price, not a percentage, and it is set from the list price when the listing agreement is signed.

Fixed fees by price band

KAT Realty Group is a full-service flat fee real estate service. Below $900,000 every seller pays $5,999 and every buyer pays $4,999. Higher-priced homes carry more negotiation, more documentation and more liability, so they have their own fixed fee. We call it the luxury property fee. It is still a flat number: a $1.2M listing and a $1.9M listing both pay $6,999.

How the tier is set. For sellers, the band is set by the list price when the listing agreement is signed, and it does not change if the home sells above the band. For buyers, the band is the purchase price on the contract.

When you pay. Sellers pay $600 at listing signing and the balance at closing, only if the home sells. Buyers pay nothing upfront; the full buyer fee is due at closing, only if the purchase closes.

What a luxury seller keeps at each price

Luxury listing commissions in Texas are commonly 2.5% to 3% of the price for the listing side alone. The table uses 3%. What you offer the buyer's agent is a separate decision, negotiated listing by listing; many luxury sellers still offer 2% to 3% to the buyer's side, and that part does not change with KAT.

The listing service is the same one every KAT seller gets: pricing strategy and a comparable-sales analysis, the MLS listing with syndication to Zillow, Realtor.com, HAR and the rest, professional photography coordination, showing coordination, the seller's disclosure, MUD/PID notices, survey and T-47 and HOA paperwork, offer review and negotiation, inspection and repair negotiation, and contract-to-close. Staging, video, drone, print and broker events are quoted separately at cost; you decide what to buy rather than funding a marketing budget through a percentage.

What a luxury buyer gets back

When a seller offers compensation to the buyer's agent, the amount above the KAT fee is credited back to you at closing. At 3%, that is most of the commission. The credit is applied on the closing statement; some lenders limit how a credit can be used, so we confirm the mechanics with your loan officer early.

If the seller offers less than 3%, the credit is smaller by the same amount. The buyer fee covers offer strategy, negotiation, contract and closing. Home search and showings are not part of the fee: you find homes on any portal and book showings in our Store, $80 for a 30-minute showing of a home over $1.2M, and a licensed local agent meets you there. You only pay for the showings you use, so more of the commission comes back to you.

The honest comparison

Where a flat fee is not the cheapest option

Austin Flat Fee Agent charges $6,999 at every price, for sellers and buyers. Below $900,000, KAT is $1,000 cheaper for sellers and $2,000 cheaper for buyers. From $900,000 to $2M the seller fees are equal and KAT is $1,000 cheaper for buyers. From $2M, Austin Flat Fee Agent is cheaper for sellers ($1,000 less up to $3M, $4,000 less above it), and above $3M it is $3,000 cheaper for buyers. If your home is in those bands and Austin is your market, compare both.

Percentage-based luxury specialists often bundle a large marketing spend, staging and broker events into a 2.5% to 3% listing. If you want that budget committed up front and managed for you, a percentage listing can make sense. With KAT you pay a fixed fee for the work and buy marketing extras at cost, which suits sellers who want to see each line.

Below about $200,000 the gap between a flat fee and a percentage is small. This page is about the other end, where it is largest.

Luxury flat fee questions

Is the fee really fixed on a $3 million home?

Yes. A $3M listing pays $10,999 to sell; a $3M purchase pays $9,999 to buy. It does not rise with the price inside the band, and a $6M home pays the same $10,999.

Is the tier set by the list price or the sale price?

For sellers, the list price when the listing agreement is signed. If a $1.95M listing sells for $2.05M, the fee stays at $6,999. For buyers, the contract purchase price.

What does the luxury property fee cover?

The same full listing or buyer service as every KAT client. The higher fixed fee reflects the extra negotiation, documentation and liability that come with higher-priced homes. It is a fixed price for that work, not a percentage and not an add-on that grows.

Do you handle luxury homes outside Austin?

Yes. KAT Realty Group serves all of Texas from Austin with a remote model: pricing, paperwork, negotiation and closing are handled by Weiting Yu, and licensed local agents in Houston, Dallas–Fort Worth, San Antonio and elsewhere handle showings and walkthroughs.

Can a buyer get a credit on a $2M purchase?

Yes. If the seller offers 3% to the buyer's agent on a $2M home, that is $60,000; the KAT fee is $6,999 and $53,001 is credited to you at closing. Texas allows buyer-agent rebates; your lender may limit how the credit is applied, so we confirm it with them before you write the offer.
