What sellers pay at closing in Texas
Texas seller closing costs are lower than in many states because there is no state or county transfer tax. The main items are the mortgage payoff, real estate fees, the owner's title policy (customarily paid by the seller and priced by the Texas Department of Insurance rate schedule), an escrow or settlement fee, property taxes prorated from January 1 to the closing date, any HOA resale certificate or transfer fees, and any repair credits or concessions negotiated with the buyer.
How the title policy is calculated
Texas title premiums are promulgated — every title company charges the same rate for the same policy amount. For 2026 the basic premium is $780 at $100,000 and increases by $4.94 per $1,000 above that up to $1,000,000. On a $450,000 sale that's about $2,509. This calculator applies the exact schedule effective March 1, 2026.
Property tax proration
Texas property taxes are paid in arrears, so at closing the seller credits the buyer for the portion of the current year they owned the home. Closing in September on a $9,000 annual bill means roughly $6,375 comes off your proceeds — one of the most common surprises on a seller's settlement statement.

What are typical seller closing costs in Texas?
Excluding the mortgage payoff and agent fees, usually 1–2% of the price: owner's title policy, escrow fee, recording, prorated taxes and HOA transfer fees. Texas has no transfer tax.
Who pays for the owner's title policy in Texas?
By custom the seller pays for the owner's policy and the buyer pays for the lender's policy, but it's negotiable in the contract.
