Note that even the "flat" packages now carry a percentage fee collected when the home sells, so the true cost scales with your sale price.
What you do not get is an agent working for you. There is no comparative market analysis to price the home, no one to counsel you through offers, no negotiator on your side, and no one managing your option period, amendments, title timeline, or closing. In Texas that also means you complete the Seller's Disclosure Notice and the rest of the paperwork on your own, with your name on it.
